Full Service / the calculation

Nights occupied.
A clear share.

In the default occupancy plan, the guest pays 2 000 SEK per night including 12% accommodation VAT. Average occupancy (22% in January and February, then +1.8 percentage points each month from March, reaching the 40% target in December) sets the booked nights per home from the days of a non-leap planning year — February has 28 days. The plan starts with 5 homes in January and grows in quarterly steps: 3 additions a month at first, 5 a month from July and 6 a month from October, reaching 56 homes in December. Total booked nights are the homes × booked nights per home — expected planning nights, with no assumption about how many guests share a night.

75 / 25 owner / Aurora split of the rent after the booking fee

VAT is removed from the guest payments first and is never an expense. The booking fee — 15.5% of the rental income excluding VAT, a founder-selected editable planning average — is split by the own-channel booking share: 0% own in January and February, 10% in March, rising linearly to 50% in December. Aurora's share of the booking fees is booking income; the rest is an external platform expense. The rent after the full booking fee is shared 75% to the homeowner and 25% kept by Aurora as management income. Aurora's total retained income is the own-platform booking fee plus the management fee; it is inside the gross rent, never added on top. The monthly result is the rental income excluding VAT minus the external platform fees, homeowners' share and the company budget; an additional per-home property cost row appears in the ledger only when a nonzero or unknown per-home cost is set. It is not a profit forecast; occupancy and the channel split are planning assumptions, and equal average booking value across channels is assumed.

Company costs follow the current schedule: 78 500 SEK in January (technology 7 500, salary 20 000), with the salary rising linearly to 60 000 SEK by August, a 10 000 SEK office added from August and marketing compounding 10% a month from its 30 000 SEK baseline (77 812 SEK in December), so December totals 176 312 SEK. Empty fields mean unknown. Explicitly zero homes, occupancy or nightly price give exactly zero rental and fees. Do not enter costs already covered by the company budget a second time. No standard-booking income is added automatically.

Imported monthly-rent scenarios keep Aurora’s own-channel fee calculation: 15% first, then 25% of the remainder, retaining 36.25% in total and paying 63.75% to the homeowner. The original chapters preserve those source examples. The occupancy plan uses the channel-split calculation above.
